While it still might be a seller’s market for residential real estate, October is the best month of the year for house hunters, a chart of home price data shows.

Between 2013 and 2020, single-family homes and condos sold that month for an average of just 2.9% over what ATTOM Data’s computerized model estimated their true value was, the real estate data company said Thursday. That was the smallest premium for any month of the year, suggesting that October is usually the best time for homebuyers to harvest a good deal.

Timing a purchase might be one way for homebuyers to find an advantage amid skyrocketing prices and low inventory, assuming that normal seasonal patterns haven’t been too disrupted by the pandemic.

Despite October being the best month for home buying overall, the single best day of the year to buy was Dec. 5, when houses sold at a 1.6% premium over ATTOM’s model.
